Why Are Drainage Estimates Necessary?

Almost every aspect of land development in constructing a stick-built home increases the quantity of rain that may flow off during a strong thunderstorm. For example, when an excavator grades a site, he will remove natural pockets and depressions in the soil that store water until it is absorbed into the soil, causing the water to drain instead of absorbing into the soil naturally.

The amount of water received by roots and subsequently evaporated via the leaves of plants is reduced when trees and brush are removed. The underlying soil is prevented from receiving surface water by covering it with the house, roadways, and other impermeable covers (definition: “not able to be penetrated, as by water”). It has the potential to spread into the crawl space or onto your neighbor’s home. A drainage plan is required to indicate that this has been addressed to avoid this.
